South Korea Calls for LTV Relief and Building Code Updates to Boost Non-Apartment Housing on July 14

According to Yonhapinfomax, housing industry experts called on July 14 for relaxed lending regulations and updated building codes to expand non-apartment housing supply in South Korea. Kim Deok-rye, a senior researcher at the Housing Industry Research Institute, stated that LTV (loan-to-value) restrictions currently set at 0% for non-apartment projects have constrained financing and require reform. She also highlighted that building standards for multi-family dwellings, established in 1990, are outdated and limit structures to four stories with a total area under 66 square meters, despite modern projects often exceeding 20 stories. Additionally, experts recommended restoring tax incentives for private rental operators to encourage non-apartment supply, noting that such incentives were significantly reduced in 2018.
